Whole Home Renovation Guide: What Fort Worth Homeowners Need to Know

Planning a whole-home renovation in Fort Worth? This guide covers planning, budgeting, permits, timelines, and how to survive living through it.
A whole-home renovation is one of the biggest investments and biggest projects a Fort Worth family can take on. Done right, it transforms an aging house into your forever home. Done poorly, it drains your budget and your sanity. After 20-plus years remodeling homes across Fort Worth, Aledo, and Parker County, here's what I tell every homeowner before we start.
Start With Clear Goals
Before the first demo swing, define what success looks like. Are you updating a 1970s home you plan to stay in for 20 years? Fixing up a property to sell in two years? Accommodating a growing family? Your goals drive every budget decision, so write them down and share them with your contractor.
Setting a Realistic Budget
Whole-home renovations in the Fort Worth area typically run $100 to $250 per square foot for quality work, meaning a 2,000-square-foot home can land anywhere from $80,000 to $250,000 or more. The range is wide because it depends on whether you're keeping the layout, moving walls, replacing all plumbing and electrical, and what level of finishes you choose. Always set a contingency of 15% to 20% for surprises, especially in older Fort Worth homes where you may find outdated wiring, galvanized plumbing, or foundation issues.
The Planning Phase
Planning takes longer than most people expect, and that's a good thing. Expect 4 to 8 weeks of design, material selection, and permitting before construction begins. This is when you finalize floor plans, pick out every finish, and lock in your contractor's fixed-price contract. Rushing this phase is the most common cause of budget overruns.
Permits in Fort Worth and Parker County
Any project that changes structure, electrical, plumbing, or mechanical systems requires a permit. In the City of Fort Worth, permits are issued through the Development Services Department, and most whole-home remodels need a building permit plus separate trade permits (electrical, plumbing, mechanical). In Aledo, Willow Park, and unincorporated Parker County, the county handles permitting. Your contractor should pull all permits and schedule inspections. Never work with someone who asks you to pull permits in your own name, that's a red flag.
Typical Timeline
Planning and design: 4 to 8 weeks. Permits: 2 to 6 weeks depending on jurisdiction and scope. Demolition: 1 to 2 weeks. Framing and structural work: 2 to 4 weeks. Rough-in plumbing, electrical, and HVAC: 3 to 5 weeks. Insulation and drywall: 2 to 4 weeks. Flooring, cabinets, and trim: 3 to 5 weeks. Paint and finishes: 2 to 3 weeks. Final fixtures and punch list: 2 to 3 weeks. A whole-home remodel realistically takes 4 to 7 months from demo to final walkthrough.
Living Through the Renovation
Living on-site during a whole-home renovation is tough but doable. We recommend sectioning the home and renovating in phases when possible, so you always have a working kitchen and bathroom. If that's not feasible, plan to move out for at least the demo and drywall phases. Set up a temporary kitchen with a microwave, mini fridge, and coffee maker. Budget for extra meals out, it adds up but saves your sanity.
Choosing the Right Contractor
This is the single most important decision in your whole-home renovation. Look for a contractor with a physical address, proper licensing, general liability and workers' comp insurance, and a portfolio of completed projects. Ask for references and actually call them. Check the Better Business Bureau, our A+ rating is something we work hard to maintain. Get everything in writing, including a payment schedule tied to milestones, not dates.
Communication Is Everything
At Dallas Fort Worth Home Remodeling, we provide a weekly update schedule and a single point of contact for every project. You should always know what's happening this week, what's happening next week, and what decisions you need to make. Good communication prevents 90% of the conflicts that derail renovations.
