How to Choose a Remodeling Contractor in Fort Worth: 10 Essential Questions

Published on July 27, 2026 by Jesse

Licensing, insurance, references, contracts, and red flags. Here are 10 essential questions to ask before hiring a Fort Worth remodeling contractor.

Hiring a remodeling contractor is the most important decision in any home project. The right contractor delivers a smooth process and a result you love, the wrong one can cost you tens of thousands and months of stress. After 20-plus years in the Fort Worth remodeling industry, here are the 10 questions I'd ask before signing any contract.

1. Are You Licensed and Registered?

In Texas, general contractors aren't required to hold a state license, but specialty trades like electricians and plumbers must be licensed through the Texas Department of Licensing and Regulation. Many cities, including Fort Worth, require contractors to register locally to pull permits. Ask for a contractor's registration number and verify it with your city's permitting office.

2. Are You Insured?

This is non-negotiable. Your contractor should carry general liability insurance (at least $1 million coverage) and workers' compensation insurance for every employee on your property. Ask for a certificate of insurance, not just a verbal confirmation. If an uninsured worker is injured on your property, you can be held liable.

3. Can I See Your Portfolio?

A reputable contractor has a portfolio of completed projects, ideally including work similar to yours. Ask for before-and-after photos, project budgets, and timelines. If they only show stock photos or refuse to share past work, that's a red flag.

4. Can You Provide References?

Ask for at least three references from recent clients, ideally from the past 12 to 18 months. Then actually call them. Ask whether the project finished on time, on budget, and whether they'd hire the contractor again. Online reviews matter too, our 127-plus five-star reviews are something we work hard to maintain.

5. What's in Your Contract?

A real contract spells out scope of work, materials and brands, start and completion dates, payment schedule, change-order process, warranty, and dispute resolution. Verbal agreements are worthless. If a contractor hands you a one-page proposal with vague language, push back or walk away.

6. How Does the Payment Schedule Work?

Be wary of any contractor who wants more than 25% to 30% up front. A standard payment schedule ties payments to milestones: deposit, completion of demo, completion of rough-in, completion of drywall, and final payment at project completion. Never pay the final balance until you've completed a punch list walkthrough and are fully satisfied.

7. Who Will Be on My Property?

Ask whether the contractor uses employees or subcontractors, and whether those trades are licensed and insured. Ask who your daily point of contact will be and how often you'll get updates. At Dallas Fort Worth Home Remodeling, we provide a single project manager and a weekly update schedule for every job.

8. Do You Pull Permits?

A reputable contractor pulls all required permits in their own name and schedules inspections. If a contractor suggests skipping permits to save time or money, that's a major red flag. Unpermitted work can void insurance coverage, derail a future sale, and force you to tear open walls to bring work up to code.

9. What Warranty Do You Offer?

Ask about workmanship warranty (typically one to two years), manufacturer warranties on materials, and how the contractor handles warranty service after final payment. Get the warranty terms in writing in the contract.

10. How Do You Handle Changes and Unexpected Issues?

Every remodel encounters surprises, especially in older Fort Worth homes. Ask how change orders are documented and priced, and how the contractor communicates unexpected issues. A good contractor flags issues immediately and gives you options, not ultimatums.

Red Flags to Watch For

Pressure to sign immediately, cash-only payment requests, no physical address, no written contract, unusually low bids (often 30%+ below others), unwillingness to pull permits, and a contractor who asks you to pull permits in your own name. Any one of these is reason to walk away.

Why Local Experience Matters

A contractor who knows Fort Worth and Parker County understands local building codes, soil conditions, permit processes, and which materials hold up in our climate. Local reputation matters, you can visit past projects and talk to neighbors. Dallas Fort Worth Home Remodeling has served over 500 families across Fort Worth, Aledo, Weatherford, and surrounding communities, with an A+ BBB rating.
